How pricing works
Why we will not quote your house over the phone
Nobody in this market publishes cleaning prices, and there is an honest reason for it. Here is exactly how ours are arrived at, what moves the number, and what you will never be charged for.
A published rate would either be padded to cover the worst case home or too low for most homes, and either way somebody ends up unhappy. We quote after a free in person walkthrough of your actual house. James does them himself, they take about half an hour, and there is no cost, no obligation and no deposit.
What actually moves the number
- Bathrooms, more than square footage. A bathroom is slow work and there is no honest way to speed it up
- Floor types. Hardwood, tile and stone each take a different product and a different pass
- Current condition. This matters at the start and then stops mattering, which is why first cleans often cost more
- Occupied surface. How much of the counters, dressers and shelves has to be lifted, cleaned under and replaced
- Pets. Hair takes time
- Frequency. A weekly visit is recovering one week, not four

Straight answers
What you will not be charged for
The walkthrough
Free, and there is no obligation to book anything afterwards.
A deposit
We do not take one. Some companies in this market require a deposit before service. We do not.
A contract
A recurring plan is a schedule, not a term. Change it or stop it whenever you need to.
A redo
If something was missed we come back and fix it at no cost. That is the guarantee, in full, with no fine print.
Where we talk you down
We would rather have you for five years than for one big invoice
If your home does not need weekly, we will quote biweekly. If it does not need a deep clean first, we will skip it.
We are trying to build this on recurring customers who stay, and the fastest way to lose one of those is to sell them more than they needed in month one. At the walkthrough you will get an honest frequency recommendation, including when the honest recommendation is the cheaper one.
Five questions to ask any cleaning company
- Is the quote fixed, or an estimate that adjusts on the day?
- Is the first clean priced differently from the ongoing visits?
- Is a deposit required before service?
- What happens to the price if I skip a visit or change frequency?
- Did the person quoting actually see the house?
Questions
Pricing questions
Why do you not list prices on your website?
Because a published rate would either be padded to cover the worst case home or too low for most homes. Neither is honest. We quote from a free walkthrough of your actual house.
Do you charge for the walkthrough or estimate?
No. The walkthrough is free and there is no obligation.
Do you require a deposit?
No.
Do you offer a discount for weekly service?
A weekly visit is generally quicker than a biweekly visit on the same home, because there is less to recover. We work that through with you at the walkthrough rather than applying a blanket rate.
Are your cleaners employees or subcontractors?
Employees. Every cleaner works for this company, is background checked before entering a home, and is trained to our written standards.
Do I need to be home?
No, and most of our recurring customers are not. Everyone is background checked and we are fully insured.
Do you charge for the estimate?
No. The walkthrough is free, there is no obligation, and we do not take a deposit.
Next step
Start with a walkthrough, not a quote
Every new customer gets a free in person visit before we talk price. James does them himself, it takes about half an hour, and there is no obligation and no deposit.
